Suitability first

A property-specific decision.

We review the asset’s lawful use, condition, market demand, resources and operating readiness. An existing C1 designation does not remove the need for property-specific checks or permissions for alterations.

Onboarding depends on a viable scope, adequate funding and delivery resources. No income or performance uplift is guaranteed.

Before mobilisation

Start with a property walkthrough.

Review room and unit condition, furnishings, access, facilities and the work needed to become guest-ready. Identify the owner-funded improvements and operating resources before setting a launch timetable.

  • Property-use information and any applicable lease, lender or third-party consent.
  • Relevant safety records, insurance and responsibility for outstanding work.
  • Staffing or supplier arrangements, housekeeping and linen provision.
  • Access procedures, booking terms and spending approval limits.

For London assets, suitability also considers transport connections, nearby business demand and the facilities needed for corporate stays. Each location is assessed individually.

Clear responsibilities

A management agreement
with defined boundaries.

Kantarigan’s role

Your management agreement is with KANTARIGAN MC GROUP LTD, which retains strategic, brand and contractual control. Daily delivery is assigned to a qualified independent operating partner, with staffing and contractor responsibilities established before mobilisation.

The owner’s provision

The owner must provide or fund lawful use, suitable property condition, agreed capital expenditure, insurance and operating resources. Final responsibilities and approval procedures are defined by contract.

Management terms tailored to the asset and agreed scope.

Owner reporting

What could your
asset earn?

Tell us about your property and management requirements. We’ll assess suitability, review income potential and discuss a tailored management proposal.

This is a management enquiry, not an instant calculator or valuation. Income projections require property information, local demand and operating-cost assumptions.

After submission, we review initial suitability, request any further operating information needed, and discuss whether a management proposal is appropriate.

Useful answers

Before you appoint a manager.

What does the management fee include?

Your proposal identifies the services included, the fee basis and any separately charged work. Operating costs, VAT treatment and mobilisation costs are stated separately so you can assess the complete operating budget.

Who arranges cleaning and linen?

Housekeeping, linen supply, laundry and replenishment arrangements are defined for each property. Delivery may be through the independent operating partner or appointed suppliers; schedules, standards and costs are agreed before operations begin.

What information supports an income assessment?

We may request recent occupancy, achieved rates, booking revenue, operating costs, room or unit mix and the property’s condition. For a new or vacant asset, the assessment depends on market and cost assumptions. Any projection is indicative and does not guarantee income.

How are maintenance and guest incidents handled?

The operating plan sets reporting routes, response arrangements and spending approval limits. Larger works require agreed owner approval. Guest damage is documented and any recovery is pursued under the applicable booking terms and insurance arrangements; reimbursement is not guaranteed.

How will I see the financial position?

The agreed reporting can cover booking revenue, channel charges, housekeeping, maintenance, management fees and other operating costs. Reconciliation, the treatment of funds and the timing of owner payments are set out in the agreement.

How long is the management agreement?

Contract length, notice periods, renewal and handover arrangements are agreed in the property-specific proposal. These should be reviewed before you appoint a manager.
